Cookie Policy
What cookies the Maple REO Advisors website sets, why, how long they last, and how to accept, reject or change your cookie preferences at any time.

1. What cookies are
Cookies are small text files placed on your device by a website. They allow the site to remember your actions and preferences, and to understand how the site is being used. Similar technologies such as pixels, tags and local storage work in comparable ways and are covered by this policy.
2. How we use them
We keep cookie use to a minimum. Strictly necessary cookies are set automatically because the site cannot function without them. Every other cookie is set only after you choose “Accept all” in our cookie banner. Choosing “Reject non-essential” means no analytics or advertising cookie is written, and no measurement tag is loaded.
3. Cookies used on this site
| Name | Category | Purpose | Duration |
|---|---|---|---|
| mra_consent | Strictly necessary | Stores your cookie preference so the banner is not shown again | 6 months |
| _uetsid / _uetvid | Advertising & measurement | Microsoft Advertising UET — measures whether a visit followed one of our advertisements, and the effectiveness of that advertising. Set only with consent. | Session / 13 months |
| MUID | Advertising & measurement | Microsoft — recognises unique browsers for measurement and fraud prevention. Set only with consent. | 13 months |
| _ga / _ga_* | Analytics | Aggregated statistics on pages viewed and site performance. Set only with consent. | Up to 24 months |
Where an advertising or analytics tag is not currently deployed, the corresponding cookie is simply never written. The inventory above lists every cookie the site is capable of setting so that you can make an informed choice.
4. Changing your choice
You can change your decision at any time by selecting here or in the site footer of your browser session, which reopens the banner. You can also delete cookies through your browser settings.
5. Managing cookies in your browser
All major browsers let you view, block and delete cookies. Instructions are published by Microsoft Edge, Google Chrome, Mozilla Firefox and Apple Safari. Blocking strictly necessary cookies may prevent parts of the site from working.
6. Third-party opt-outs
You can opt out of interest-based advertising from Microsoft at the Microsoft advertising preferences page, and from participating advertisers through the Network Advertising Initiative and Digital Advertising Alliance.
7. Updates
We review this policy whenever we change the tags deployed on the site. The date at the top of the page shows the last revision.
