Principle

You should never have to ask where an asset stands

Distressed asset work fails quietly. Nobody announces that an inspection was skipped or a permit lapsed; you discover it when a fine arrives or a buyer walks. Our process is built so that the absence of activity is as visible as its presence — every stage has a date, an owner and a deliverable, and any slip against the target is reported to you before you have to ask.

Assignment & intake

Target: 24 hours

You send the address, loan number and any known history. We run a conflict check, confirm coverage, assign a named asset manager and open the file in your system of record and ours. Within the same day you receive an acknowledgement naming your point of contact, their direct line, and the scheduled date of first field attendance.

Inspection & immediate securing

Target: 1–3 days

A technician attends the property, determines occupancy, and completes a full condition survey: minimum 45 date-stamped geotagged photographs covering every room, every elevation, the roof, the mechanicals and any damage. If the property is vacant and unsecured, we re-key, board where necessary, install a lock box and activate or safely shut down utilities on the same visit.

Valuation & strategy

Target: 4–12 days

We produce an as-is opinion of value and an as-repaired opinion, supported by three closed comparables and three active listings with condition adjustments explained in writing. Alongside it comes a line-item repair scope with measured quantities and unit rates. You then receive a single-page recommendation: sell as-is, execute a targeted scope, or execute a full renovation — with the projected net to you under each.

Stabilise & prepare

Target: 12–45 days

Once you approve a scope, work begins under supervision of the asset manager who wrote it. Progress photography is filed at each milestone and any variation above 5% of the approved scope requires your written authorisation before it is incurred. The stage closes with a quality walk and a list-ready certificate.

Market, close & report

Target: 45–120 days

Professional photography, floor plan and a written marketing plan precede the MLS listing and syndication. Offers are presented with buyer qualification attached. We coordinate title, conveyancing and the closing itself, and the file finishes with a disposition summary reconciling every dollar spent against net proceeds received.

Service level commitments

These are the targets we hold ourselves to and report against every month. Where a target is missed, the monthly roll-up states the reason.

  • Acknowledgement of new assignment: within 4 business hours.
  • First field attendance: within 48 hours inside Route 495, 72 hours elsewhere.
  • Emergency securing (fire, flood, break-in): same day, 24/7 for active clients.
  • Valuation delivery: within 7 business days of first inspection.
  • Client query response: same business day, always by a person who has seen the property.
